Why A Buyer Needs a Home Inspection?

A home inspection gives a buyer more detailed information than an appraisal-information you need to make a wise decision.  In a home inspection , a qualified inspector takes an in-depth, unbiased look at your potential home to:

• Evaluate the physical condition; structure, construction, mechanical system

• Identify items that need to be repaired or replaced

• Avoid unexpected surprises after the sale

 

About the Home Inspection

Your home inspection will require 2 to 3 hours to complete.  It can take longer which is good for you to know as far as your schedule is concerned.  Because we definitely recommend that you are present at the home inspection-for your own comfort.

The inspector will begin outside by taking a look at the exterior - the windows, caulking, siding, and foundation.  He'll take a look at the landscaping to see if there are any areas that might be causing drainage problems.  The inspector will check the roof by looking at the roof covering, chimney's, flashing's, gutters, and downspouts.

The inspector will take a second look at the roof from the inside , from the attic where he'll check out the roof board and rafters. 

The inspector will go throughout the inside, checking the condition of the ceilings, floors, and walls.  Checking the operation of the windows and doors.  He'll do a random testing of electrical outlet's - testing all outlets near water where there can be a safety hazard.  He'll also be watching for water problems like leaking around showers and tubs.  He'll test whether you have got adequate water pressure and drainage.

He will remove the front cover of the electrical service panel from the electrical box, making sure everything is wired properly and letting you know what kind of electrical service you have.

The foundation walls will be checked, if visible, to see if they're plumb and for any structural weakness that might need monitoring or may need to be reviewed by a specialist right away.  The plumbing will be checked too from the attic and/or crawl space for leaking and corroding pipes.

The inspector will tell you what's happening while he's inspecting the home and let you know what's being found.  Of course he'll answer any questions you may have during the inspection.

The inspector will write his report as he goes through the home.  And you can look over his shoulder while he does it. The report is usually between 12-20 pages pending on the amount of discrepancies. 

We recommend that you take the report home and read it from cover to cover.  That's so you fully understand the inspection findings.  It's a good idea to do that before you release the contingency of having the home inspected.   Also-if you have questions, you can call us back so the inspector can clear up any questions you might have before you close the deal.
